Current asking evidence in the wider Tanjong Pagar/Shenton Way corridor runs from roughly S$5.50 to S$15 psf/month. That means premium Grade A and much older value-oriented offices can sit only a short walk apart.

Premium buildings overlap Raffles Place and Marina Bay pricing

Guoco Tower, CapitaSky, Frasers Tower and Keppel South Central can sit close to the pricing of prime office stock elsewhere in the CBD. The location advantage is not that every building is cheap; it is that the submarket also provides substantial choice below the premium tier.

A user should be able to ask for 10,000 sq ft in the CBD below S$100,000 per month and immediately see the buildings that satisfy the budget, together with the quality and fit-out trade-offs.

A single Tanjong Pagar average would therefore hide the feature that makes the location interesting: unusually broad choice inside the CBD.
