Office Space Calculator Singapore
Headcount alone is not enough to size an office. The useful starting point is peak attendance, workplace style, desk strategy, shared-space needs and expected growth.
A broad early-planning range for Singapore offices is roughly 80–150 sq ft per employee, but the calculator treats that as a planning benchmark rather than a statutory rule. Hybrid attendance and workplace type should materially change the result.

Headcount is only the first input
A credible office brief also needs peak attendance, desk strategy, meeting-room demand, collaboration space, private offices, support rooms, circulation and growth. A single fixed square-foot-per-person rule is too crude for a real property decision.
The calculator should expose assumptions rather than hiding them behind a precise-looking answer.

The useful result is a property search, not a number
Once the calculator determines a credible search band, Operation RE should immediately match it against physical availability, monthly budget, location, fitted condition and commute.
A result such as “5,100–6,200 sq ft” is only valuable if the next screen can show which real Singapore offices fit it.

Meeting rooms and private offices can change the answer quickly
A workplace with many enclosed rooms needs more partitions, circulation and support space than an open-plan engineering floor. Client-facing professional services, private banking and legal environments can therefore require materially more space per employee than a dense technology team.
The production calculator should eventually ask about meeting intensity, private offices, phone booths and specialist rooms rather than hiding those differences inside one multiplier.

Circulation and support space are real space
The office is not only workstations. Walkways, reception, pantry, storage, IT rooms and other support functions all consume area. A plan that appears to fit on paper can fail once those components are added.
That is why the calculator should show the component breakdown visually instead of returning one unexplained number.

Growth should be an explicit assumption
A 10–20% growth buffer can be useful where hiring is genuinely expected, but empty space has a real carrying cost. At S$12.50 psf, an unnecessary 1,000 sq ft costs S$12,500 every month in headline rent.
The user should therefore be able to model target headcount directly rather than accepting an automatic buffer.
